Axis Apartments was CSG’s first project after being approached by Morris Property Group to provide full project management services for their largest project to date. The Axis Apartments project involved 350 apartments within 3 twelve-storey buildings, with a double basement, pool and fitness centre.

 

Key Project Achievements:

The Axis Apartments project was one of the largest projects ever undertaken in the ACT at the time. As such CSG negotiated with numerous tier-one subcontractors from Sydney in order to guarantee resources and the knowledge required for the project. This method of construction for the ACT had never been undertaken previously on such a scale, with 90% of subcontractors commuting from Sydney. This method of management paid dividends with the project delivered in less than eighteen months, 5 months ahead of schedule. Through letting gains and an accelerated program this method resulted in a 12% construction margin for the project.

The projects façade and party walls were constructed almost entirely through the use of precast panels, involving significant coordination with the precast concrete contractor in order to manage the large number of panels delivered weekly weighing up to ten tonnes. Further to this the program required each level proceed from the finish of the concrete pour to façade completion in only four weeks in order to allow screens to be lifted.

As a developer builder project CSG were able to ensure that architectural intent was always met and that Morris Property Group's vision for their flagship project was always the primary motivating factor. All this was achieved while managing the project with only nine site staff, significantly increasing client profit, through the successful management of resources and extensive planning.
