​CSG Involvement: Project Management Services to Richard Crookes Constructions

ONEA Apartments was a high profile joint-venture between Abacus Property Group and the Linear Group in the Ashmore Estate Precinct in Sydney’s inner-city suburb of Erskineville. A highly technical project due to a pre-existing major Sydney Water asset running directly through the site, challenging site access and ground contamination. The project incorporated 174 apartments, a basement car park and significant public infrastructure. CSG's involvement ran from tender phase through to commencement at RetireAustralia in mid-2017.

Key Project Achievements:

  • The negotiation of the redirection of a major Sydney Water culvert (3x2m) which ran through the centre of the proposed site. Required the agreement of significant stakeholders including Sydney Water, the City of Sydney and the client. Subsequently sequenced works to construct a new culvert of the same size under an existing access road; managing contamination and ensuring the access road remained open at all times.

  • The site consisted of significant ground contaminants including general solid waste, friable and non-friable asbestos as well as acid sulfates. Drawing on CSG’s previous experience in the Ashmore Estate as well as our significant civil excavation experience prior to this, we were able to minimise costs through the implementation of burial pit excavation methodologies and minimisation of excavation requirements at the design development stage.

  • The building’s façade involved a significant challenging off-form elements. Through effective design management CSG was able to the develop methodologies that sought to maintain the architectural integrity of the façade while protecting time and cost outcomes.
