Phoenix Apartments was a 20-storey project in the growing area of Rhodes, NSW. In what was to be the beginning of a five-year association, Richard Crookes Construction sought CSG project director Andrew Thackray’s services for the construction of the Phoenix Building. The building consisted of 202 apartments within a single 20-storey structure, with an additional two-storey basement.

 

Key Project Achievements:

Andrew took over as project manager when the structure was just reaching level 4 and running three months behind its target construction program. Andrew immediately recognised the need to focus on the critical path for the project, reallocating resources and reprogramming the job to focus on these key tasks. Andrew’s extensive experience in major residential projects paid dividends with the project not only regaining the lost three months but concluding a further two months ahead of the target program.

During this time Andrew worked with his administrators to keep control of subcontractor costs and variations, monitor resources and engineering cost saving solutions. This diligent approach based around the CSG principal that little savings add up to large profits over the duration of a job, particularly relevant when working with repetitious design models such as the Phoenix project. This approach lead to an extra 3% profit margin.

Despite the immense speed of construction and the tightening expenditure, Andrew and his team were able to maintain the highest standard of quality, with an average of only 6 defects per unit logged.
