Erko Apartments was the first development to occur in the Ashmore Estate Precinct. The project involved a three-stage delivery, with all three stages overlapping. The first of these stages included 263 apartments within 3 eight-storey buildings, with a basement and public infrastructure. The second stage involved a seven-storey building with 41 apartments and basement storage. The final stage, occurring in March 2015, was the handover of 16 luxury three-storey terrace houses.
Key Project Achievements:
The largest issue faced at Erko centred on the fact that this was the first project for the highly anticipated and controversial precinct. This uncharted territory involved the negotiation of several issues with neighbours, council and other public authorities. Through the CSG team’s extensive experience, forward thinking and effective communication they were able to assist Richard Crookes in developing productive relationships with all stakeholders in order to achieve the project outcomes and set a standard for the precinct.
Challenging ground conditions, including the presence of asbestos and acid sulfates within the excavation depth, required CSG to program the excavation and management of several thousand cubic metres of contaminants. It was essential that the cost impact of this was minimised, and CSG was able to achieve this through the effective management of the classification of waste material and efficient disposal of contaminated material.
The Ashmore precinct is set to cater for over 3000 new apartments with services infrastructure to match this demand. This involved the installation of new sewer, storm-water and supply lines, NBN and electrical networks, a desalination supply line access pit and cathodic protection facility, as well as five new roads, a park, new cycle and walkways for local station access.
